Inground Pool "Home Inspections" and Evaluation Services
Most home inspection agencies are not qualified to inspect inground
pools. A pool is a highly specialized and complex component of the real
estate on which it is located, complete with it's own structure, utilities,
and associated systems. According to the National Association of Realtors,
in a report that was published in December of 2003, a properly constructed
pool in good working order can add about 8% to the value of a home in
the geographic area in which AquaVision operates. That's great news for
all of us who own inground pools, but the key is that the pool must be
in good working order. That 8% can quickly evaporate if the pool requires
extensive repair.
The potential for thousands of dollars in pool repairs can make the most
appealing property less appealing. The "unknown" swimming pool
could be the determining factor in an otherwise "perfect" property
being passed-up for another fully-disclosed property. A savvy buyer will
not buy an unknown commodity. A thorough swimming pool inspection and
written evaluation by a qualified pool inspector can eliminate the swimming
pool question mark.
Perhaps your intent is not to buy or sell real estate with a pool, but
simply to have your existing pool evaluated for its integrity, or the
feasibility of renovation. An independent evaluation of the current condition
of your pool to determine the practicality of modernization could save
you many thousands of dollars in ill-advised repair attempts. Should you
renovate or replace? Our evaluation can save you money and potential headaches.
There is no reason to fear buying a home with an existing inground swimming
pool. Since 1976, we have been involved in every aspect of building, renovating,
and designing magnificent inground swimming pools. With a comprehensive
inspection, we can evaluate the pool and provide a written report (with
recommendations) on the pool and its associated systems.
AquaVision Pools is an independent pool consulting company. We have no
hidden agenda. Currently, we don't build, service or remodel inground
pools. While we can estimate the costs of repair (if requested), the estimate
is not a prelude to bid the repair. It is simply a "good faith"
estimate of potential expenditures associated with current deficiencies.
The non-invasive, visual inspection of an inground pool will take from
1-1/2 to 2 hours, depending on the complexity of the project, and will
encompass much more than just the pool. While the actual pool inspection
is extensive and detailed, other pool related features like deck surrounds,
grading, safety features and equipment, fencing, etc. are also inspected
and evaluated.
A detailed report is written and sent to the customer (within 24 hours
in most cases) with specific recommendations, if applicable. This report
is not a checklist, but rather a multi-page written report on the integrity
and condition of the pool and related features.
Of course, in this part of the country inground swimming pools are not
open year round. In fact, some pools are covered for 5 months are more.
We can still perform a non-invasive, visual inspection of the integrity
of the inground pool if the pool cover is removed and the pool water is
clear.
Don't let the unknown condition of a pool be the determining factor in
your real estate transaction. Let AquaVision enlighten you.
